BEAUTIFUL BEACH FRONT LAND
The Plantation is only a ten minute walk from Belmonte - a charming old town dotted with beautiful colonial villas and good amenities. It has bars and restaurants, schools, a hospital and good transport connections. The beach is five minutes' walk from The Plantation. The land is part of a gated community, much sought after by potential holiday makers or buyers.
AN AUTHENTIC PARADISE ON EARTH
Bahia is blessed with hundreds of miles of pristine unspoilt beaches, untouched rainforest and charming towns. Salvador, Bahia's major city has grand old colonial architecture, historical attractions as well as many bustling bars and restaurants. Porto Seguro, where the Portuguese saw landfall in 1500, is the biggest town near the Plantation development site and was a historically a cacao-growing centre. It is now a magnet for Brazilians holiday makers. This stretch of coast is called the Discovery Coast in recognition of its historic importance.
FANTASTIC YEAR ROUND CLIMATEBahia has an excellent climate, with year round sunshine and average temperatures of around 25C. It is a bona fide tropical paradise without the threat of hurricanes or earthquakes. Its seasons are the reverse of ours - during our winter it is summer there, extending the potential rental season. During their "winter" season, the average temperature is still a very warm 18-19C.
BAHIA BECOMING WITHIN REACH
Brazil is undeniably a long-haul destination rather than a weekend getaway. However, it is now possible to fly direct from the UK to the Bahia region for the first time. Flights to Salvador are offered by Airtours from London Gatwick and Manchester, with a flight time of around 10 hours and prices from around £400. Firstchoice also offer direct flights to Salvador. This cuts out the need for time consuming internal flights from Sao Paulo or Rio de Janeiro. Of course if you prefer to fly to these major cities, all the major international carriers fly there and internal flights are easily available from these hubs.
AFFORDABLE PRICES FROM £13,700.
ONLY £4,110 DEPOSITFor this price you can buy a 360m² land plot in Brazil's favourite holiday destination of Bahia. The land is on a seafront site of over 168 acres. Adjacent to the town of Belmonte, the land is wellconnected and is within minutes of excellent amenities. It already has outline planning consent.
20% UNDER MARKET VALUELand on this site is being marketed through a number of other agents but at a higher price - we have secured a 20% discount to these prices. Other market comparables bear our discount out and demonstrate that our land is priced extremely competitively.
NON-STATUS FINANCE AVAILABLEIt is extremely unusual to be able to get financing for land purchases and it is almost impossible for foreigners to get mortgages in Brazil for property or land. The interest rate for locals in Brazil is a high 22-30% but we have negotiated with the developer to provide you with non-status mortgages at a rate of just 9.9% over a ten year term. This is a unique financial offer and you will not find a better deal in Brazil elsewhere.
OPTION TO RESERVE FURTHER PLOTS AT £500 EACHInvestors at The Plantation have the chance to option a further plot for each plot they buy now. This reserves plots for future purchase in 12 months but freezes the price. Options cost £500 per plot and are non-refundable.
BRIC PREDICTED TO ENJOY GREAT ECONOMIC AND CAPITAL GROWTHBrazil is one of the BRIC countries (Brazil, Russia, India and China). Goldman Sachs predicts that these countries' economies will grow to overtake today's big economic superpowers. Market projections for 2007 GDP growth are currently between 3.4% and 3.8%, based principally on the continued strength of the consumer market and exports. The government, however, says it sees potential for 5% growth¹.
TOURISM GROWING RAPIDLYSignificantly, the Brazilian tourist market is currently dominated by 90% domestic tourism2. However currently 4.7 million foreign visitors visit Brazil every year, including many Spanish and Portuguese. The government's National Plan for Tourism, among other activities, has plans to raise this to 9 million. Bahia is the number one spot for both the domestic and foreign markets and the state government has planned investments of US$ 2.2 billion into the tourism sector by 2010.
